Rug Cleaning and Repair Under One Roof
Most rugs that come through our door in Kearny Mesa need more than a wash. A corner is curling, the fringe has thinned, moths have opened a patch along one border, or a spill from three summers ago never quite came out. Zeytounian Rug Cleaning & Repair has handled both halves of that work since 1956, first in Lebanon and now in San Diego under the third generation of the family.
Because the washing floor and the repair bench are in the same building, one inspection covers both. You get a single estimate, and your rug does not travel to a second shop to finish the job.
Why Cleaning and Repair Belong Together
Damage is easiest to see on a clean rug, and easiest to miss on a dirty one. Years of soil hide a weak foundation the same way they hide a stain. That is why every rug we take in starts on the inspection table, where we identify the weave, note pre-existing damage, loose fibers, stains and color runs, and take measurements before anything else happens.
Sending a rug to a carpet cleaner and then to a separate weaver means two inspections, two estimates, and two sets of hands who never spoke to each other. Here, the person who washes your rug and the person who reweaves it work off the same notes.
If a rug only needs one of the two, that is what you pay for. The inspection tells us which.
The Cleaning Side
We are a rug washing facility, not an in-home carpet cleaning service. Every rug is taken to our San Diego plant and fully immersion washed, so soil, odor and pet urine are flushed out of the foundation instead of being scrubbed across the surface.
Wool, silk and cotton all behave differently in water, and antique dyes behave differently again. Each rug gets a soap blend chosen for its fibers, and a dye test before it ever gets wet.
We wash Turkish, Chinese, Caucasian, Moroccan, Kilim, Navajo, Indian, Pakistani, Afghan and Tibetan rugs, antique and semi-antique pieces, silk and silk-highlight rugs, and machine-made oriental style rugs.

Fringe and Edge Binding
Fringe and side cords take the worst of the wear because they sit at the edge of the traffic. We rebuild sides and replace or secure fringe so the foundation stops unravelling inward.
Moth Damage Repair
Moths eat wool from the back of the pile, so the damage is usually larger than what shows on the surface. We treat the rug, then rebuild the open area to match the surrounding weave, color and pile height.
Water Damage Restoration
A rug left wet will bleed dye, mildew and shrink out of square. Bring it in as soon as you can. We flush and dry it under controlled conditions, then address staining, odor and any distortion in the foundation.
Pet Urine and Odor Treatment
Urine salts sit in the foundation and keep pulling in moisture, which is why the smell returns on humid days after a surface clean. Our decontamination soak breaks those salts down so they can be flushed out with the wash.
Antique and Silk Rug Care
Older pieces and silk highlights have fragile dyes and thin foundations, so they are handled apart from the general wash line. Cleaning and any restoration are matched to the age and condition of the piece.
General Repair and Restoration
Holes, tears, worn spots and pile loss are rebuilt by hand to match the original weave. Bring the rug in and we will tell you honestly what is worth restoring and what is not.
Signs Your Rug Needs More Than a Wash
People usually call us about cleaning and find out at the inspection that there is repair work too. A few things are worth checking before you call, because catching them early keeps a small repair small.
Run your hand along the two long edges. If the side cord feels soft, frayed or has come away from the body of the rug, the foundation underneath is exposed and will start to unravel with use. Look at the fringe where it meets the pile. Fringe that has shortened unevenly or pulled loose is a sign the warp threads it is attached to are giving way.
Turn a corner of the rug over and look at the back. Moth damage shows there long before you notice it from above, usually as a pale, thin patch or as fine debris in the pile. Bare foundation visible through the pile in a walkway means the wool has worn down to the threads.
Finally, lay the rug flat and look down its length. Ripples, a curled corner or a rug that no longer sits square often trace back to water exposure or improper drying, and that is a foundation problem rather than a cleaning problem.
None of these mean a rug is finished. Most of them are routine bench work. They do get more expensive the longer they are left, because the damage keeps spreading along the weave.

Can one shop handle both the cleaning and the repair?
Yes. Both happen at our Kearny Mesa facility. Your rug is inspected once, you get one estimate covering the work it needs, and it does not get shipped to a second business in between.
Do you charge for an estimate?
No. Estimates are free. We measure the rug, identify the weave, and note any damage, stains or color runs before quoting.
Should a damaged rug be cleaned first, or repaired first?
That is decided at inspection and it depends on the rug. Soil hides damage, so we often need the rug clean before we can see the true extent of a worn area. Bring it in and we will lay out the order of work.

My rug smells like pet urine after being cleaned before. Can that be fixed?
Usually. Surface cleaning leaves urine salts in the foundation, and those salts draw moisture and bring the odor back. A decontamination soak followed by a full immersion wash flushes them out.
